Applying

How does the leasing process work?

Choose an available or upcoming unit, review the published requirements, and submit the application, supporting documents, and fee. Braud Properties screens the completed application. The application fee is charged before a showing. Qualified applicants may then be contacted to schedule a showing when a unit remains available. Completed applications are reviewed in the order received; submitting an application does not reserve a unit or guarantee approval.

What documents should I prepare?

The current checklist calls for a company email for employment verification when employed, recent paystubs or other applicable income documentation, and a driver’s license or other government-issued photo ID. If you cannot provide an item, use the contact form before applying to ask about alternatives.

How much is the application fee?

A $30 application fee applies and is used for applicant screening. Confirm the current amount and refund terms in the application before paying. Payment does not reserve a unit or guarantee approval.

Does Braud Properties publish an income or credit threshold?

This resource does not publish or invent an income multiple, minimum credit score, criminal-history threshold, eviction threshold, pet threshold, or approval guarantee. Review the current application and confirm criteria with Braud Properties before paying if anything is unclear. Assistance animals needed because of a disability are not pets; see the Fair Housing page for accommodation information.

When is an application considered complete?

A completed application includes the requested form fields, applicable supporting documents, and required fee. Incomplete applications may be delayed. Check that uploads finished and ask through the contact route if your circumstances do not fit a requested document.

Does applying reserve a unit?

No. A submission or application fee does not itself reserve a unit, guarantee approval, or create a lease. Completed applications are reviewed in the order received.

Listings and tours

Where should I check current availability?

Use the listings page and the individual unit listing as the source of truth for current availability. Availability can change, so confirm the exact unit before applying or making plans.

Where should I verify rent and the security deposit?

Check the current individual listing, application, and proposed lease. General resource pages are not the source of truth for a unit’s current price or deposit, and an existing resident should rely on the signed lease for their tenancy.

Can I tour before screening?

The published leasing flow says applications are screened before showings are scheduled, and the application fee is charged before a showing. Qualified applicants may be contacted after review to schedule a showing when a unit remains available. Use the contact page for a question about the current process for a specific rental.

Are photos guaranteed to show the exact current unit?

No. Property photos may show representative layouts and may be virtually staged, AI-enhanced, or digitally altered. They do not guarantee current condition, dimensions, finishes, furnishings, fixtures, or included features; verify the actual unit when a showing is offered and read the photo disclaimer.

What property groups are shown on this site?

The currently visible property-group pages are Grammont Street, Harvester, Harvester Executive Suites, and Desiard Street. Published groups and availability can change, so use the property and listings pages for the current set.

Are utilities included in rent?

Utility responsibility varies by property, unit, and lease. Confirm included and resident-paid services in the current listing and proposed lease. Do not assume one property’s arrangement applies to another.

Moving and utilities

How do I start City of Monroe water service?

The City of Monroe Utility Billing page currently directs new residential service to 1401 Stubbs Avenue or 318-329-2220 and lists valid federal or state ID plus an $85 deposit. Details and amounts are subject to change, so verify the official City page before relying on them.

How do I start or move electric service?

Use Entergy Louisiana’s official new or moving service page and enter the exact service address and requested date. Confirm service territory, identity requirements, deposits, and timing directly with Entergy; this site does not estimate utility costs.

Which internet provider should I choose?

This site does not recommend an internet provider. Verify serviceability for the exact unit and compare current installation timing, speeds, recurring and one-time costs, equipment terms, contracts, and cancellation terms directly with providers.

What should I document on move-in day?

Create dated wide and close photographs of each room, appliance, fixture, surface, and existing defect. Complete any provided condition form, keep proof of submission, and photograph accessible meter readings without entering restricted spaces or handling utility equipment.

Why should I provide a forwarding address?

A complete written forwarding address gives management a destination for security-deposit correspondence after move-out. Keep proof that you provided it and update management if it changes; postal forwarding alone is not a substitute for direct notice.

Residents

Where do current residents sign in?

Current residents use the existing Buildium tenant portal for resident account and maintenance matters. Use the Tenant Login link on this site and protect your portal credentials.

How do I submit a routine maintenance request?

Submit routine maintenance through the Buildium tenant portal so it enters the established resident channel. Include the location, symptoms, when the issue began, and useful photos, then keep the confirmation for your records.

What should I do in an emergency?

Call 911 for an immediate threat to life, safety, or property. Follow emergency responder or utility instructions and do not put yourself in danger to inspect or stop a condition.

Is the website contact form monitored for emergencies?

No. The contact form is not emergency monitoring and is not a substitute for 911. Residents should use the established portal for non-emergency account and maintenance matters.

Is there a published maintenance response-time guarantee?

This site does not publish maintenance hours, a maintenance phone number, or a response-time SLA. Use the current Buildium portal and follow the lease for resident reporting instructions; use 911 for immediate threats.

May I change my HVAC filter?

Only change an HVAC filter where the tenant lease permits it and only with the specified size, type, and method. If the lease assigns the task elsewhere or you are unsure, ask through the resident portal rather than opening equipment panels.

How should I report an urgent habitability concern?

If it is not an active 911 emergency, report it promptly through the established resident channel with the location, timing, symptoms, whether it is worsening, and safe documentation. Do not attempt hazardous electrical, gas, structural, or other specialized repairs.

What should I do before moving out?

Review the lease for notice, cleaning, utilities, inspection, key-return, and possession requirements. Remove belongings, document final condition, provide a forwarding address in writing, and retain proof of key or access-device return.

Policies and support

Does the security-deposit guide give legal advice?

No. It provides general educational guidance and links to the official codified RS 9:3251 page and related 2026 Louisiana legislative materials that identify Act 63 / HB 292. Verify both official sources yourself; this site does not state a post-amendment deadline. Seek qualified Louisiana legal advice for an interpretation or dispute.

How can I request a reasonable accommodation?

Review the Fair Housing page and use the contact route to ask about a reasonable accommodation, including assistance animals needed because of a disability. Describe the help you need without placing unnecessary sensitive medical, identity, or financial information in the general website form.

What if the website or application is not accessible to me?
