Listings and availability

Listings are provided to help prospective renters identify possible rental options. Availability, rent, deposits, fees, dates, amenities, dimensions, and other details may change or may require confirmation. Website content is not a lease, reservation, or promise that a unit will remain available. The application and signed lease contain the controlling property-specific terms.

Applications and resident accounts

Application and tenant-login links may take you to Buildium. Buildium is an external service with its own terms and privacy notices. Submitting an inquiry is not the same as submitting a rental application, and it does not hold a property. Submitting an application or paying an application fee does not reserve a unit or guarantee approval.

Text message application links

If you call a Braud Properties office or leasing number and ask for a rental application link, we may offer to send that link to your mobile number by text message. Calling a published Braud Properties number by itself does not mean you agree to receive texts.

We send application-link texts only after you clearly agree during the call — for example, when asked whether we may text the link to the number you provide. Messages are limited to delivering the requested application or related website link needed to complete that request.

Message and data rates may apply. Message frequency is limited to the request you made. Reply STOP to opt out of further application-link texts from that number. Reply HELP for help.

Acceptable use

Do not misuse the site, attempt unauthorized access, interfere with site operation, submit malicious code, impersonate another person, or use forms and chat tools for spam, fraud, harassment, or unlawful activity. Do not copy or republish website content in a misleading way.

Images and informational content

Some images may be virtually staged or AI-enhanced. Review the property photo disclaimer and verify a unit's current condition and included features before relying on an image. General neighborhood or community descriptions are informational and should not replace your own evaluation of matters important to you.

Disclaimer of warranties

The website and its content are provided on an "as is" and "as available" basis. To the fullest extent permitted by law, Braud Properties disclaims warranties of merchantability, fitness for a particular purpose, title, and non-infringement regarding website operation, listings information, and third-party tools linked from the site. Property details must be confirmed through the current application materials and signed lease.

Limitation of liability

To the fullest extent permitted by applicable law, Braud Properties and its owners, officers, employees, agents, and affiliates are not liable for indirect, incidental, special, consequential, or punitive damages arising from use of, or inability to use, this website, including reliance on website content that you had a reasonable opportunity to verify through current listings, a showing when offered, or written application materials. Nothing in these terms limits liability that cannot be limited under applicable law.

Governing law

These terms are governed by the laws of the State of Louisiana, without regard to conflict-of-law rules, except where federal housing or other applicable law controls. Venue for disputes arising from website use is in the state or federal courts serving Ouachita Parish, Louisiana, unless applicable law requires otherwise.

External links and service changes

External services control their own availability, content, and security practices. Links are provided for convenience and do not make Braud Properties responsible for an external service's operation. We may update website content, features, and these terms as the site changes.
