Prepare a complete rental application
A careful application starts before the payment screen. Use the current listing and application as the source for unit-specific facts, assemble every published document, and ask about any criterion you do not understand before submitting the application fee.
Current application essentials
The current mandatory screening fee is $30. Submit all required items with your application. Incomplete applications may be delayed.

Start with a current listing
Browse the available and upcoming rentals, then open the individual listing that interests you. Confirm the unit identity, current rent, listed deposit, availability date, and application link there. Those details can change, and general resource pages cannot reserve a home or replace the current listing.
The published leasing sequence is to choose an available or upcoming unit, review rental and qualification requirements, submit the application with supporting documents and fee, and wait while the completed application is screened. The application fee is charged before a showing. Qualified applicants may be contacted after review to schedule a showing when a unit remains available. Completed applications are reviewed in the order received; submitting an application does not reserve a unit or guarantee approval.
Make the application complete
A submitted form is not necessarily a completed application. Provide every required field accurately and attach the requested supporting items. Incomplete applications may be delayed, which matters when completed applications are reviewed in the order received.
This site currently identifies three document categories: an employer company email for employment verification when employed; recent paystubs or other income documentation when applicable; and a driver’s license or other government-issued photo ID. If you cannot provide an item, use the contact form before applying to ask about alternatives.
- Use names, dates, addresses, and contact information that match your documents.
- Choose files that are readable, complete, and show the requested information.
- Check that each upload finished before leaving the application.
- Keep your own copy of the application confirmation and documents submitted.
Questions to ask before paying
Braud Properties publishes the current application fee through its leasing flow, but this guide does not publish approval thresholds. Confirm criteria before paying if the application itself does not answer your question. Do not assume an income multiple, minimum credit score, criminal-history rule, eviction rule, pet rule, or approval guarantee from generic rental advice. Ask whether the exact unit is still accepting applications, what makes the application complete, which supporting documents apply to your situation, whether the application fee is refundable, and how questions or corrections should be submitted. Also confirm the current rent, deposit, lease term, included utilities, any pet terms (separate from assistance-animal requests), and any other unit-specific charge in the listing, application, and proposed lease.
After submission
Screening begins after the completed application is received. Watch the contact channels you provided and respond accurately if clarification is requested. A submission or fee does not itself promise approval, reserve a unit, or replace a signed lease.
