Where each number comes from
Rent and security deposit: copy both from the current listing. They can change, so use the live listing rather than an old screenshot.
Application fee: Braud Properties currently charges a $30 application fee, used for applicant screening. Confirm the amount and refund terms in the application before you pay.
Water deposit: the City of Monroe currently lists an $85 deposit and a valid federal or state ID to start residential water service at 1401 Stubbs Avenue. Check the City’s Utility Billing page for current details.
Electric deposit: Entergy Louisiana sets any deposit based on its own rules. Ask Entergy directly when you schedule service.
Prorated rent
If you move in partway through a month, some leases charge only for the days you live there. Turn on proration only if your lease says it applies. The estimator divides the monthly rent by the days in the month and multiplies by the days from move-in to month end.
Lowering what you need up front
Plan the move date with care. Set the utility start date to match the date you get the keys so you are not paying for an empty unit. Ask about anything the listing does not show before you apply instead of finding out after paying a fee.
- Get your documents ready before you apply: employer email, proof of income, photo ID.
- Keep receipts for every deposit you pay.
- Photograph the unit on move-in day to protect your deposit.
