How the three rules work
The 30% rule says housing should take no more than 30% of your gross monthly income. It is the most common benchmark in housing research and budgeting advice.
The 3× rule flips that around: your gross monthly income should be at least three times the rent. Many landlords use a version of it, but the multiple varies. Braud Properties does not publish an income multiple, so do not treat this number as an approval threshold.
The 36% rule looks at all your debt. Rent plus car, student loan and card payments should stay under about 36% of gross income. If you carry a lot of debt, this rule gives you a lower number than the other two.
What the calculator leaves out
Rent is only part of the monthly cost. Electricity, water, internet and renter’s insurance can add a meaningful amount, especially during a Louisiana summer. Use the utility budget planner to estimate those costs, then subtract them from your target.
Move-in costs are separate as well. The security deposit, application fee, utility deposits and the first month of rent are often due within a few days of each other.
- Run the utility planner for a peak-summer month.
- Run the move-in cost estimator before you apply.
- Leave room for savings. A comfortable rent is one you can pay even in a tight month.
Using your number with Braud Properties listings
Open the listings page and compare rents with your comfortable target. When a unit fits, read its listing carefully and review the application’s screening criteria before you pay the fee. Completed applications are reviewed in the order received, and paying the fee does not reserve a unit.
