Renting near the University of Louisiana Monroe
By Braud Properties · Last updated October 5, 2026 · How we write and check guides
The University of Louisiana Monroe (ULM) sits along Bayou DeSiard in northeast Monroe. Students, faculty, staff and hospital workers all look for rentals near campus, so demand often follows the academic calendar.
Braud Properties publishes a Desiard Street property page. Use it and the main listings index to see what is actually available. This guide covers questions to ask, not promises about any unit.
Plan your lease around the academic calendar
Many people try to move in the weeks before the fall and spring semesters start. If your move depends on a semester date, check ULM’s published academic calendar and compare it with the availability date on the listing.
At Braud Properties, applications are screened before showings and are reviewed in the order received. Submitting an application does not hold a unit. Start early if your date is fixed.
Income, co-signers and roommates
Braud Properties currently asks for an employer email for employment verification (when employed), recent paystubs or other proof of income, and a government-issued photo ID. This website does not publish an income multiple or a co-signer policy. If you rely on financial aid, family support or a guarantor, ask through the contact form before you pay the application fee.
If you plan to share a unit, ask whether each adult needs their own application and how rent responsibility is split on the lease.
- Ask if a guarantor or co-signer is accepted, and what they would need to provide.
- Ask whether each roommate applies separately.
- Get every answer in writing and file it with the listing URL.
Budget beyond rent
Students are often surprised by move-in costs. Add up the deposit shown on the listing, the $30 application fee, utility deposits (the City of Monroe currently lists $85 for residential water), and the first month’s rent. The move-in cost estimator on this site does that math for you.
